A commercial resin floor has to reconcile two things that usually pull against each other. It needs to look right inside a designed interior, and it needs to shrug off daily footfall, cleaning trolleys, spilled coffee and stiletto heels. Our commercial builds are specified to do both, without one compromising the other.

Our installation process

Every commercial flooring project follows the same disciplined sequence. Skipping steps is where floors fail — we don't skip.

  1. Step 01

    Design consultation

    We agree the look on physical sample panels — colour, sheen, aggregate, edge detail. For branded environments we work from your Pantone / RAL references and produce full-size mock-ups before commitment.

  2. Step 02

    Substrate assessment

    We take moisture readings, check the existing floor build-up and inspect for movement joints, screed cracks or contamination. Commercial fit-outs often sit over screed that isn't ready — we flag it before it becomes your problem.

  3. Step 03

    Preparation

    Diamond grinding with HEPA extraction so there is no dust into the wider building. We take the substrate back to a sound, open profile that the primer can key into.

  4. Step 04

    Primer and body coat

    A penetrating epoxy primer is applied first, followed by the coloured body coat — either a self-smoothing screed or a rolled build depending on the specification and desired depth of colour.

  5. Step 05

    Decorative work

    Metallic pigments are hand-poured and worked wet-on-wet; flake is broadcast to refusal then back-swept; marble veining is drawn in by hand. This stage defines the character of the floor.

  6. Step 06

    Clear top coat

    A UV-stable, scratch-resistant polyurethane clear coat locks in the design and delivers the specified sheen. For hospitality and retail we usually specify a matte or satin PU that hides micro-scratching over time.

  7. Step 07

    Snag and handover

    We walk the floor with the client, protect it with breathable covers for fit-out trades if needed, and issue the aftercare schedule.

Where it works, where it doesn't

We're honest about specification. A system installed in the wrong environment will fail no matter how well it's laid.

Not suitable for

  • Suspended timber decks without a rigid overlay
  • Existing vinyl or lino that cannot be fully removed
  • Wet-process kitchens — specify PU with cove upstands instead

Advantages and trade-offs

  • No joints, no grout, no dirt traps

  • Refresh with a re-seal rather than replace
  • Fast installation vs tile or terrazzo

Trade-offs

  • Requires a sound, dry substrate — remedial work adds time
  • Full cure before heavy furniture takes 48 hours
  • Not the cheapest option up-front vs vinyl or LVT

Durability and lifespan

A commercial resin floor will typically look showroom-fresh for 8–12 years and stay serviceable for 15+ years with a mid-life re-seal. High-gloss sheens show micro-scratching from grit sooner than satin or matte — for busy retail and hospitality we usually recommend a satin PU top coat.

The floor is entirely repairable. A cigarette burn, a dropped weight or a chemical spill can be spot-repaired and re-blended by the same installer, which is not something you get with LVT, vinyl or polished concrete.

Cure schedule at 20°C. Colder conditions extend times; heated cures accelerate them.

Maintenance and aftercare

Day-to-day maintenance is a dust-mop followed by a damp mop with a neutral pH detergent. Avoid alkaline cleaners, bleach at strength or solvent-based products — they attack the sheen, not the resin itself. Walk-off matting at entrances is the single best thing you can do for a commercial resin floor.

For public-facing spaces we suggest a professional deep-clean and re-seal every 3–5 years. This restores the sheen, refreshes the slip rating and adds years to the design life without a full re-install.

Aftercare checklist

  • Walk-off matting at every entrance
  • Dust-mop daily, damp-mop weekly with neutral cleaner
  • Felt pads under furniture legs
  • Clean spills promptly — coffee, red wine and citrus are the usual offenders
  • Book a professional re-seal every 3–5 years for public areas

Colour, finish and customisation

Commercial resin lends itself to bespoke work in a way tile and LVT don't. Every colour, sheen and effect is specified per project. We can carry a brand palette across floors, feature walls and reception desks so the surface reads as intentional design, not a finish choice.

Beyond colour, we can zone the floor with contrasting inlays, resin-set logos, illuminated aggregate and hand-drawn feature work. Where a client wants a specific reference (Venetian terrazzo, honed marble, brushed brass) we work up a sample panel first.

Will you install around trading hours?+

Yes. Most retail and hospitality installs are done overnight or across a closed weekend, so trading days aren't lost.

Can you match our brand colour?+

Yes. We colour-match to RAL and Pantone references and confirm on a physical sample panel before any resin goes down.

Is resin flooring cold underfoot?+

No colder than tile, and it works particularly well with underfloor heating. Resin conducts UFH heat efficiently and has no joints to open up under thermal movement.

What about scratches from stilettos or trolleys?+

A satin PU top coat hides micro-scratching very effectively. If something deep does happen, we can spot-repair it inside an hour and blend the sheen back in.

How long does the whole install take?+

A typical 150 m² retail unit runs 3 to 5 days from grind to sign-off, with overnight cures between coats.
