Resin Floor Maintenance

Deep cleans, re-seals and top-coat refreshes.

Overview

Built for the way you actually use the space.

Resin floors last longer when they're looked after. Our maintenance service covers rotary deep cleans, top-coat re-seals in traffic lanes, line-marking refresh and slip-rating re-tests — planned annually or on a bespoke schedule around your operation.

Maintenance, deep cleaning and re-sealing of resin and epoxy floors.

Resin floors last longer when they're looked after — and "looked after" doesn't mean a mop and warm water. Our maintenance service covers rotary deep cleans, top-coat re-seals in traffic lanes, line-marking refresh and slip-rating re-tests. Planned annually, or on a bespoke schedule around your operation.

A £1,000 top-coat re-seal at year seven is a fraction of the cost of a £15,000 replacement floor at year ten. Maintenance is the cheapest thing you can do to preserve a resin investment. We maintain floors we installed and floors we didn't.

Key benefits

  • Rotary deep cleans with neutral-pH detergents
  • Top-coat re-seals in worn traffic lanes
  • Line-marking and demarcation refresh
  • Slip-rating re-tests where required
  • Planned annual or bi-annual programmes
  • Written condition report each visit

Our installation process

Every resin floor maintenance project follows the same disciplined sequence. Skipping steps is where floors fail — we don't skip.

  1. Step 01

    Condition survey

First visit is a survey — we walk the floor, log wear zones, take slip readings where relevant and put together a maintenance plan.

  2. Step 02

    Rotary deep clean

Rotary scrubber with a coarse pad and neutral-pH detergent lifts embedded grime. Vacuum recovery leaves the floor dry within an hour.

  3. Step 03

    Top-coat re-seal

In worn traffic lanes we apply a fresh 300–500 micron aliphatic PU seal coat. Resets the sacrificial wear layer without touching the base build.

  4. Step 04

    Line marking refresh

Faded aisle marking, hatching and hazard lines are re-cut and re-coated in matching resin — not repainted.

  5. Step 05

    Slip re-test

Pendulum test on wet and greasy zones, written report for your safety file.

  6. Step 06

    Condition report

Each visit ends with a written condition report and forward plan — what needs doing next year, what can wait.

Where it works, where it doesn't

We're honest about specification. A system installed in the wrong environment will fail no matter how well it's laid.

Suitable for

  • Industrial and warehouse floors
  • Commercial and retail units
  • Kitchens and food production
  • Showrooms and dealerships
  • Any resin floor over 3 years old

Not suitable for

  • Floors that have already failed — see Resin Floor Repairs
  • Floors past their design life — replacement is more cost-effective

Advantages and trade-offs

Advantages

  • Extends floor life 5–10 years for a fraction of replacement cost
  • Restores slip rating and marking in one visit
  • Written condition report for facilities records
  • Fits around your operation
  • Available as a one-off or annual contract

Trade-offs

  • Requires area to be offline for the visit — usually 1 day
  • Top-coat re-seal has 24-hour cure before heavy traffic

Durability and lifespan

A well-maintained resin floor delivers its full design life — 15–25 years for heavy-duty systems. A neglected floor typically dulls, marks and wears in 5–8 years.

The single biggest factor in preserving a resin surface is regular grit removal. Grit under a wheel is what abrades a top coat — the wheel itself is inert.

Curing times

Cure schedule at 20°C. Colder conditions extend times; heated cures accelerate them.

StageTimeNotes
Deep clean dry-off1 hourVacuum recovery leaves the floor walkable within an hour.
Top-coat re-seal walkable12 hoursFoot traffic in clean shoes once the seal has gelled.
Top-coat re-seal full traffic24–48 hoursMHE and heavy loading back on the floor.
Line marking cure24 hoursFresh marking ready for wheeled traffic.

Maintenance and aftercare

Between our visits, keep the daily and weekly routine going — sweep or dust-mop daily, rotary scrub weekly with a neutral-pH detergent.

Log any spills of aggressive chemicals or heavy impact damage between visits so we can address it on the next scheduled visit.

Aftercare checklist

  • Daily sweep or dust-mop
  • Weekly rotary scrub, neutral-pH detergent
  • Walk-off matting at all entrances
  • Log spills and damage between visits
  • Book maintenance visit annually or bi-annually

Colour, finish and customisation

Maintenance schedules are built around your operation — sites with heavy MHE traffic need more frequent re-seals in aisles; retail and offices are usually annual.

One-off deep cleans and re-seals are available if a full contract isn't a fit.

Available finishes

  • Rotary deep clean
  • 300–500 micron PU re-seal
  • Line marking refresh in resin
  • Slip pendulum re-test
  • Written condition report

Resin Floor Maintenance — frequently asked

How often should a resin floor be maintained?+

Industrial and warehouse: annually. Retail, office, showroom: bi-annually. Kitchens and wet processing: quarterly for slip test, annually for full re-seal.

Can you maintain a floor you didn't install?+

Yes — we maintain floors installed by any contractor, provided the underlying system is still sound.

How much does maintenance cost?+

Typically 5–10% of the original installation cost per year for a planned programme. Far cheaper than replacement.

How long is the site offline for a visit?+

Most visits are 1 day. Larger sites are phased across a weekend.

Do you provide slip test data?+

Yes — pendulum test on wet and greasy zones, written report supplied for your safety file.
