Commercial & Industrial Resin Flooring

Commercial Resin Flooring Contractors

Epoxy Guys supply and install commercial and industrial resin flooring — heavy-duty epoxy, PU screed, metallic and decorative systems specified around your loading, chemistry and shutdown windows. We are based in the West Midlands and take commercial resin flooring enquiries across the UK. Every project starts with a free site survey, a written specification and our 10-Year Workmanship Guarantee.

Introduction

What is commercial resin flooring?

Commercial resin flooring is a poured, two-pack chemistry, most often epoxy, polyurethane, PU cementitious screed, methacrylate or vinyl-ester. It goes down as a seamless, jointless surface over mechanically prepared concrete, replacing tile, vinyl, painted concrete and worn industrial slabs with a floor specified around the loading, chemistry and cleaning regime of your business. Commercial epoxy flooring is the most widely used option, with polyurethane and PU screed systems used where thermal movement, wet processing or aggressive chemistry rule epoxy out.

System build thickness is determined by substrate condition, intended use and specification — from decorative coatings in a corporate reception through to heavier-duty polyurethane screed in a wet-process food factory. The right specification comes off the actual conditions on site rather than a generic industrial sheet, and that is usually the difference between a floor that performs as specified and one that lifts early.

Epoxy Guys specify and install across the West Midlands, and consider commercial, framework and multi-site enquiries elsewhere in the UK. We work from a single West Midlands base rather than a branch network, so nationwide work is taken on where the project and programme suit. Every project starts with a free site survey and a written specification you can put into your capex or FM approval pack.

Common enquiries come from warehouse flooring, factory and industrial flooring, food production flooring, automotive and workshop flooring, retail flooring and showroom flooring. You can also compare commercial resin flooring systems side by side before you enquire. Our guide to epoxy resin flooring for factories and warehouses covers specification, preparation and cost factors in more detail.

Data Centres & Technical Halls

Flooring challenges
Static discharge risk around live racks, constant castor loading from server trolleys, and a low-dust requirement in air-handling paths. Bare concrete sheds fines into filters and cabinets.
Why resin suits it
A resin system seals the slab, so the floor stops generating dust. Where ESD control is required, conductive primers and earthing tape can be specified into the build-up, with specialist testing and verification arranged through an appropriate third party where required by the project specification, and the jointless finish wipes down without wetting the hall.
Recommended system
Low-VOC self-smoothing epoxy, with build thickness determined by substrate condition, intended use and specification, and where ESD control is required a conductive primer with copper earthing can be specified.

Cold Stores & Chilled Distribution

Flooring challenges
Thermal cycling between chilled and ambient, condensation at dock levellers, and pallet-truck wheels running the same line every shift. Rigid coatings can go brittle and debond at low temperature.
Why resin suits it
Polyurethane chemistry is formulated to stay flexible through freeze–thaw cycling and accommodate thermal movement that can crack rigid coatings. Broadcast aggregate adds grip where condensation forms at the chill line.
Recommended system
PU screed or PU coating, with a quartz broadcast at the dock approach and chill thresholds where a higher slip rating is required.
Read the specification

Waste, Recycling & Materials Handling

Flooring challenges
Shovel loaders, grab attachments and dropped material are hard on thin coatings, and leachate attacks the slab at tipping points.
Why resin suits it
A high-build industrial system laid over resin-mortar reinstatement is specified for impact and abrasion, while a sealed surface helps stop leachate soaking into concrete.
Recommended system
Heavy-duty industrial build-up, with thickness determined by substrate condition, intended use and specification, with resin-mortar upstands at tipping faces and bund lines.

Why commercial businesses choose resin

The commercial case for resin flooring.

Tile grouts, painted concrete and safety vinyl were never designed for the loading, chemistry and traffic that modern commercial operations put through a floor. A specified resin system replaces the maintenance cycle with a jointless, chemical-resistant and easily inspected surface built around your actual conditions.

  • Wear resistance that can be specified for heavy traffic and forklift loading
  • Chemical resistance to oils, acids, alkalis and solvents where the system is specified for them
  • Slip resistance can be tailored through the aggregate and top coat specified
  • Seamless, jointless finish — nothing for dirt or bacteria to sit in
  • Dust-free, easy-clean surface protecting stock and machinery
  • Backed by our written 10-Year Workmanship Guarantee — covering installation workmanship, not a predicted product lifespan
  • Colour-coded zoning for lean, safe operations
  • Professional, brand-ready aesthetic under commercial lighting
  • Low ongoing maintenance versus tile, vinyl or painted concrete
  • Supports H&S improvements — line marking, slip control and cleanability
Common problems, solved

Problems commercial resin flooring solves.

Cracked or spalled concrete

Diamond grinding, resin-mortar reinstatement and a high-build resin overlay specified for point-load service.

Dusting concrete floors

A sealed, jointless resin system stops surface friability and protects stock, machinery and MHE motors.

Oil, fuel and coolant contamination

Chemical-resistant epoxy or PU chosen against the specific fluids on site, so staining and coating breakdown are far less likely.

Uneven and out-of-tolerance surfaces

Resin levelling compounds and pump-applied screeds correct falls, dips and shot slabs before the finish is laid.

Worn, faded painted floors

Existing paint fully ground back, then a two-pack resin system laid in its place to a written specification — backed by our 10-Year Workmanship Guarantee on installation quality.

Slippery aisles and entrances

Aggregate-broadcast systems specified to suit the zone, at loading doors, ramps and entrance matting — slip resistance can be tailored through system and aggregate selection.

Hygiene issues at wall junctions

Radiused cove installed at wall junctions and around plinths to support hygiene and cleaning regimes, subject to the selected manufacturer's system data.

Chemical damage to floors

Chemical-resistant epoxy and vinyl-ester systems specified against your COSHH inventory rather than a generic industrial sheet.

Heavy machinery wearing thin coatings

Machine-base areas reinstated with resin mortar, then over-coated with a high-build system specified for the loading.

Commercial FAQs

The questions commercial clients ask us.

What is commercial resin flooring?

A poured, two-pack resin system — epoxy, polyurethane, PU screed, methacrylate or vinyl-ester — installed as a seamless jointless surface over prepared concrete. System build thickness is determined by substrate condition, intended use and specification.

How long does a commercial floor last?

We do not quote a guaranteed or expected lifespan for commercial resin flooring. How a floor performs depends on the system specified, the substrate, the loading, the cleaning regime and the maintenance programme. What we guarantee in writing is our 10-Year Workmanship Guarantee, which covers installation quality such as adhesion, coverage and finish. Manufacturer product warranties are passed through separately and are not a guarantee of service life.

Can you install without stopping our operations?

Usually, yes. Commercial work is normally phased zone-by-zone around live operations, using overnight, weekend or annual-shutdown windows, and fast-cure systems can allow overnight turnaround on critical aisles. What is achievable on your site is confirmed at survey.

Which resin system is right for us?

That depends on your loading, chemistry, cleaning regime and aesthetic. Our commercial team runs a site survey and returns a written specification against the actual conditions on your floor — not a generic industrial spec.

Do you cover the whole UK?

We're based in the West Midlands and cover Coventry, Birmingham, Solihull and the wider Midlands as our core area. Larger commercial and framework projects are welcomed nationwide.

How much does commercial resin flooring cost?

Cost is driven by area, prep needed, system spec and access. Quotations are provided against the agreed specification after a site survey; indicative pricing is not published as it depends on system, preparation, substrate, specification and project size.

Is resin flooring slip-safe?

Slip resistance is a specification choice. It can be tailored through system and aggregate selection to suit dry office areas through to wet, heavy-industrial zones, based on the manufacturer's guidance. Each zone is specified with the moisture it sees in mind, and can support slip-risk management when an appropriate system is specified.

Do you handle line marking and colour zoning?

Yes — aisles, walkways, racking legs, cell boundaries and hazard zones are installed with the finish using two-pack epoxy line marking, which is far more durable than sprayed floor paint.

Can you install into a food or pharmaceutical environment?

Yes. We install PU screed and coved detailing of the type specified for food factories, breweries, dairies and pharmaceutical QC areas. Systems can be selected for food-production and hygiene-sensitive environments where supported by the manufacturer's technical documentation. Compliance itself sits with your own quality regime; our part is specifying and installing a floor that supports it.

Do you supply full documentation for our audit pack?

Yes — product data sheets, batch numbers, RAMS, COSHH, declarations of performance and aftercare guidance are provided so the install records can go straight into your facilities audit pack.

Can resin be installed over our existing epoxy, tiles or screed?

Sometimes, and only after testing. Sound existing resin can be mechanically abraded and over-coated if pull-off strength and thickness allow it. Tiles, failed coatings and anything debonding come off — over-coating a floor that is already letting go simply transfers the failure to the new system.

What surface preparation do you use, and does it matter?

Diamond grinding and, on heavier slabs, captive shot-blasting to the profile the specified system requires, with dust extraction throughout. Preparation is the single biggest predictor of durability: the resin can only be as sound as the bond underneath it, which is why we test the slab before quoting rather than after.

How long is the guarantee on a commercial floor?

Installation workmanship is covered in writing by our 10-Year Workmanship Guarantee, product warranty is passed through from the manufacturer, and line marking is covered by its own separate guarantee terms. Full terms, including what falls outside cover, are set out on our warranty page.

Will the floor discolour under rooflights or in a glazed atrium?

Standard epoxy can amber under sustained UV. Where daylight is a factor — atria, glazed showrooms, canopy edges — an aliphatic polyurethane top coat can be specified to improve colour stability, dependent on the manufacturer's technical guidance.

Do you need our racking, stock or machinery moved out?

Not necessarily. Most projects are phased so racking is decanted bay by bay or lifted and reinstated within the programme. Fixed plant is worked around with resin-mortar detailing to the machine base, and we agree the sequence at survey so your operations team can plan labour against it.

What ongoing maintenance does a commercial resin floor need?

Routine scrubber-drier cleaning with a pH-neutral detergent, a professional deep clean every 12–18 months, and a top-coat refresh in high-traffic lanes when wear indicates it is needed. That refresh resets the sacrificial wear layer for a fraction of the cost of re-flooring. Our 10-Year Workmanship Guarantee covers installation quality; it is not a guarantee of product lifespan or expected service life.
